Re: Annual Homeowner’s Association Meeting

Dear Prairie Meadows Resident,

The Bylaws of the Prairie Meadows of West Chicago Homeowners Association (Article III, 3.03(b)) require that the Annual Members meeting be held on the first Tuesday of May. The Board will be holding this meeting on Tuesday May 7, 2024, at 7:00 p.m. at St. Andrew Lutheran Church 155 N Prince Crossing Rd, West Chicago, IL 60185. Some key points of discussion that we will address during the meeting are below:

  • Hold elections for three (3) Board seats. The seats held by Joanne Champagne, Keith Weber and Jim Zanoni will be up for re-election. If you are interested in running for one of the Board seats, please email the current board at [email protected] so that we may add your name to the ballot by April 15, 2024.
  • Review the 2024 budget.
  • Recap the activities to date by the Board.
  • Discuss upcoming, planned, community activities such as the Community Garage Sale, Block Party, and the Food and Toy Drive.
  • Open the floor for discussions/suggestions/questions pertaining to the sub-division.

The key to maintaining your high standards, property values, and quality of your community is to have members of the HOA volunteer to run for a Board position and serve their community. But to keep the standards high and maintain control of your community others will have to volunteer to serve as members of the Board. Prairie Meadows has a very active and efficient HOA, but to keep the HOA running smoothly and efficiently it is very important that homeowners be willing to give their time to serve on their Board, even if for only one term. Your HOA Board has 7 members, with 3 or 4 members elected for staggered terms by the homeowners at your annual HOA meeting every May. Three (3) positions will be open in the next election, and it is very important that homeowners be willing to run for these positions and to serve as active Board members.

 

Your time and efforts will be an investment in your own property and in your community that will pay off in the long term by keeping your properties maintained and at their highest possible value. A well-run community is the most desirable community for prospective future buyers and leads to faster sales and higher values. I hope other members of the HOA will consider volunteering to run for open board positions this year and into the future to keep Prairie Meadows the fine community it is now.

 

As always, your attendance and feedback are vital, as it will aid the Board in understanding what is important to the community during the coming year. If you are unable to attend but you have a subject you would like to discuss, you can visit the website at www.PMWCHA.org or you can leave a comment on our Facebook page and a Board member will assist you. If you would like to vote in the election for Board seats but are unable to attend, you can contact a Board member and you will be issued a proxy ballot. City of West Chicago New Dog Ordinance

On September 18, in response to a rising number of occurrences of dogs roaming without a leash and an increase in dog-related biting incidents, the West Chicago City Council adopted a new ordinance that mandates animals to be secured at all times. Additionally, the law establishes a tiered fine structure for owners of pets involved in attacks on people or other animals.

Under the new regulations, owners of any animal are required to restrain their pets with a leash, keep them within their own property or that of a consenting individual, place them in a crate or cage, or confine them inside a vehicle.

Furthermore, pet owners could face substantial fines if their animals engage in behaviors such as chasing, barking at, or biting people, vehicles, or another animal. These fines are no lower than $500.00 for the initial offense; $1,000.00 for the second offense; $1,500.00 for the third offense; each up to $50,000.00. These penalties are separate from any costs associated with the damages and injuries suffered by a biting victim as mandated by the County.

Despite the existence of relevant ordinances in DuPage County, the City has introduced these additional measures to reinforce responsible pet ownership within its own jurisdiction. These newly enacted rules, coupled with applicable County ordinances, aim to address concerning trends while also ensuring that the City remains a safe community for all individuals and their pets.

HOA APPROVAL MAYBE NEEDED FOR YOUR HOME IMPROVEMENTS - PLEASE READ


Prairie Meadows Families

It is that time of the year that many are planning to do some outside home repairs.  Are you thinking of a New Roof, New Siding, New Deck, New Driveway, yard enhancements or general repairs or additions that need a building permit from the City of West Chicago?

THIS A REMINDER, you MUST obtain HOA approval for these improvements.  The form is available on the website under Architectural ChangesEmail completed form to: [email protected].  It is the homeowners responsibility to complete this form and get the signatures.  Do Not Trust your Contractors to get this form signed by us.  The City of West Chicago is very aware that HOA approval is needed.  

Be aware that the ACC Committee has 30 days to review your application and the repairs/enhancements to your property complies with the By-Laws and Covenants of the HOA. 

Your improvements can not be started until approval is received from the HOA and a City Building Permit is obtained from the City of West Chicago.
